What guarantees do you offer?

We are registered and regulated by the Property Codes Compliance Board (PCCB) and a subscriber to the search code. The PCCB independently monitors and regulates how we produce our reports and maintain compliance with the code.

Every Personal  Local Authority Search is covered by Search Warranty Insurance insuring the integrity of each report. A copy of the policy is attached to each report.

And finally, as a business, we are covered by £3 million of Professional Indemnity Insurance.

How quickly can you deliver the reports?

Usually most of the reports can be delivered within 72 hours. Drainage and Water searches are the exception and can take between 3-10 days dependent on the Water Company. Additionally some Local Authority opening hours are limited and this may have impact on delivery. In these cases we will inform you when your order is placed and give you a precise indication of when the report will be delivered.

For an additional charge we do offer an expedited report service where reports are fast tracked and delivered within 48 hours providing the order is placed before 12 noon.

How do I order a search?

There are three different ways to place an order and you can choose which best suits you;

  1. The simplest and quickest method is to just send us an email with your search requirement, your reference and a copy of a Title Plan outlining the plot to be searched and we will do the rest.

  2. Alternatively you can visit our website, login to your secure members area and enter your order online.

  3. Or finally you can fax us a copy of our standard order form with a copy of a Title Plan.
    On receipt of your order we will confirm by email.

How are the reports delivered?

We have two different methods from which you can choose for the delivery of your reports. Again you can choose the method which you find most suitable;

  1. If you want your reports quickly, you can collect them electronically from our website. They are stored in a read-only Adobe PDF format and are only accessible via a secure login. Clients are notified by email that a report is ready for collection.

  2. Adobe PDF reports will be sent directly to you electronically using email
    Additionally and if required, copies of all reports can be printed and posted at no extra charge.

Which lenders accept SwiftQuest searches?

Our searches are recognised and accepted by most of the leading mortgage lenders. These are listed in the UK Finance Mortgage Lenders' Handbook for conveyancers Part 2 which is regularly updated. A full list of Lenders accepting Personal Searches is regularly sent out to our clients by email and is also available to view via our website through your secure members area.

What are your billing terms?

SwiftQuest will produce an invoice after each search transaction is complete. A monthly statement will be issued which will include all outstanding search invoices to date. Invoices should be settled within 30 days of the date of issue.

What other assurances can you give me concerning the quality of your service?

Our entire operation is dedicated to providing a quality assured service. We apply defined quality procedures to all of our reports before submission to our clients. Our staff are appraised and monitored on a regular basis.

In addition to our quality procedures we have £3 million of Professional Indemnity Insurance.

How does SwiftQuest operate nationwide? 

We have our own trained staff who operate nationally. For the few areas where we do not have cover, SwiftQuest belongs to and uses a network of national search agents. Each agency is certified and carries a minimum level of £2 million Professional Indemnity Insurance cover. All searches are certified and approved by SwiftQuest.

Do you carry out work on commercial properties? 

SwiftQuest specialise in all forms of commercial and residential searches including complex searches of redevelopment, housing and industrial sites.

Independent dispute resolution

If you have reason to make a complaint and we are unable to resolve the issue to your satisfaction you may refer the complaint to The Property Ombudsman scheme (website: www.tpos.co.uk email: admin@tpos.co.uk). We will cooperate fully with the Ombudsman during an investigation and comply with his final decision.
